4th Floor Teaching Biology Lab Renovation (Construction Management)

Value  $5,200,000.00

Project Location:
Mississauga, Ontario

Project Duration:
5 Months

The construction area consisted of 8 existing masonry enclosed Biology Labs. All existing flooring and drywall contained asbestos. The construction area had to be abated using type 3 removal protocols. All drywall, masonry, lab equipment, mechanical and electrical products had to be demolished and removed from the 4th floor by way of an existing window 2.5’ wide and 5’ high and a garbage chute.

Once abatement and demolition were complete, 6 new laboratories were constructed using fire-rated drywall partitions. All floors are decorative epoxy. Five rows of laboratory casework and two millwork presentation areas are in each lab. Stainless steel exhaust ductwork was used throughout the labs. Elaborate communication systems, BAS and FMS were utilized. Large walk-in refrigerators and freezers were installed along with 11 fume hoods and 5 biosafety cabinets. All plumbing and most electrical routed through existing, occupied labs on the floor below.

To complete this project, on time and on budget required working some triple shifts and most weekends.
